Mobile Home Description
This is a 56 X 28 Mobile Home 5 bedrooms 2 full baths with high vaulted ceilings on a beautifully landscaped, dead-end, very private, rented lot directly on the woods above the Cahaba River. This has now been drastically reduced for a quick sale. The home and everything that is included (please read entire ad for ALL the details of this amazing deal AND answers to most questions you may have) has been valued at $65K on two different valuation sites, I originally priced my home for 10K less so I could sell it quickly to move to FL to help my aging Mom, but now I'm offering it for an even more reduced price of only $45K or best offer, but it is a cash-only price. I also, at this point may consider rent-to-own with a good down payment, (but ONLY if your original message to me STATES how much you have to put down because, that's going to be a lot more work with credit and background checks and for reading this seriously-thanks for your understanding as will only respond to rent-to-own inquiries with that info contained in the original message-thanks again) credit check, and background check. Many have asked about this so if you're seeing this again on FB, private message or call me please. I must move out of state to care for my aging Mom.
The home is located in Cahaba Mobile Home Estates, one of the oldest, nicest, most beautiful and best-priced MH communities in the state. It has a Trussville address but, the home is zoned for wonderful Leeds City Schools and, the location is super great, as it is literally about 8 minutes to Leeds, Trussville, Moody, Irondale and only about 12 minutes to the Birmingham Airport or Birmingham, yet it is secluded in the woods on a mountain above the Cahaba River and takes up the entire cul-de-sac with wonderful neighbors to boot! It is also a preppers dream! Just ask! ;)
I've lived here for 20 years and taken very good care of the home, done MANY upgrades to both the home and the yard and, the lot that the home is located on is more like 2 1/2-3 lots compared to all the others in the community! It's definitely one of the largest, most beautiful and private lots in this community!
There is an upgraded side by side wonderful GE Refrigerator with ice maker and water and a Dishwasher, Stove, Washer and Dryer that are all included with the home. Side note: Stove, dishwasher, refrigerator, hot water heater, and washer have all been replaced with brand new appliances one time since moving here in February of 2001 and, the new owner will receive all of the pertinent paperwork with the home. The master bathroom has a giant Jacuzzi tub that is literally on the woods and a huge, bright, walk-in shower with sliding doors and 2 seats which you will love! There is also included a night vision surveillance camera that's mounted on the front corner of the home and wired to the master bedroom TV and VCR (also included) so you can watch and record the entire front of the house from the master bedroom. I installed this right when I moved in so I could see the entire cul-de-sac and road without having to look out or open the front blinds in my bedroom, and it's great! I've never had ANY problems here in 20 yrs, and have even left my keys in the front door overnight and in my car as well, countless times! It's a very safe and secluded area up here, I guess because, it's so off the beaten path, but at the same time it's very close to downtown Leeds, AL which is a very sweet loving little town with an amazing school system, fire dept, and a great police force as well! It's such a peaceful and beautiful place to live! I'm going to miss it so very much!
The gorgeous and secluded lot is landscaped with many gardens, has easy access to the Cahaba River for fishing, camping, boating (place to put boats at the bottom section of the Estates) and swimming and, there are many different trails to access the river. All of the following are included with the home: outdoor decorations, bird feeders, cement columns, patio and entrance-way rugs, 2 beautiful large antique red bricks used as decor on driveway, 4 watering pitchers plastic and metal and tons and tons of beautiful plant holders and pots full of flowers, 2 park benches-metal and wood, child-sized chairs, 3 black wire plant shelves with sea-foam green accents, yard flags, pottery, wind chimes, birdbaths, solar lighting throughout property, matching antique bulbs installed in all of the light fixtures: front porch, lampost and light fixture on townhouse, gorgeous antique-looking chiminea, a 3 person swing with canopy freshly painted and front and back patio furniture, garden supplies AND some home tools both electric and non-electric: lawnmower, new weed eater, wheelbarrow, large extension ladder, 100 foot heavy-duty hose, blower, full extendable aluminum ladder, rakes, clippers of various sizes and one HD one as well as one that is for extending out up high, a "best" grade HD hose, hose mount and a nice sprayer, shovels, trowels, extension cords galore, etc.
This is a very cozy, safe and private place to live the way it is situated, even with a man-made fenced-in turtle pond/pen. There's also beautiful wooden fencing along the left side where my closest neighbor lives, a back covered stone patio with a beautiful wrought iron table set and other patio furniture/small wooden table, chairs that all come included with the home and lovely neighbors to boot! :) I installed floodlights on the front and the back of the home, a quaint lamp post at end of the walkway up to the house, hose guides in exactly all the right places for easy watering, many solar lighting decorations and many French drains on the lot for proper drainage in the landscaped gardens. Some of the flowering trees I planted years ago that are now fully mature include: 3 Crepe Myrtles, a Crab Apple, 3 beautiful Japanese Maples, an Alabama Redbud, a flowering Peach tree with peaches, a Kwanzen Cherry and a White Dogwood. The flowering bushes include azaleas, forsythias, hydrangeas, a butterfly bush and more. There are many perennial plants including strawberry plants, perennial ground coverings, and flowers including phlox, cannas, purple coneflowers, morning glories and more and, many of the annuals actually come back year after year without doing anything.
2 of the rooms were site-built (a total of a 12 X 28 space) added onto the home and are located on the back directly on the woods. Also included with the home are 2 Out Bldgs on the large lot as well. 1 of the bldgs is a 12 X 10 beautiful wood-sided workout Studio/Townhouse (what I've always called it) with a complete Bowflex Xtreme 2 Home Gym that has EVERY additional attachment (squat, leg press, etc.) and all of the upgraded weight rods available, PURCHASED NEW (Bowflex still sells them for about 3K with everything that's included.) There's also a Digital Elliptical purchased new for $1600 and the new owner will get all pertinent paperwork, manuals, etc.,The Townhouse bldg has one beautiful mirrored wall inside with fancy beveled mirror trim, an AC window unit permanently installed actually in the back wall, there is a stereo with speakers installed in the ceiling where there is also tons of storage space the way it was built, it's wired for cable, has a beautiful small stone and wooden covered porch with a matching porch light to the home, a dimmable candelabra fixture inside, high ceilings, a programmable exhaust fan installed in the roof, an exhaust fan installed in the back window, 3 full size windows with screens and brand new mini blinds, and a giant 1/2 circle window in the top on the front of the "townhouse." Also included in the Townhouse bldg is a TV, a DVD player and a VCR all set up on a wooden table to watch Boflex videos while learning the equipment and working out. The townhouse also has a separate deadbolt lock that is different from the locks on the home and shed building, which are the same locks. The outside of the townhouse bldg has tons of decor: chimes, crosses, glass bird feeder and other various decorations. All are included with the home. NOTE: This bldg is worth a small fortune all on its own compared to buildings you can purchase at Lowes, Home Depot, etc., a fortune! The second bldg is an 11 X 10 shed also fully wired with 3 outlets, 2 full-size windows (front and back) with screens, a room light fixture with a nice cover, a new rolled roof installed about a month ago, a deadbolt lock that's the same as the home, stereo, clothing rack with wide wooden shelf across the 11 foot wall, 4 plastic shelves,1 tall wooden shelf unit, 1 black and silver shelving unit, 1 lrg 4 drawer wooden tool/supplies dresser and 1 lrg/extra-wide very comfortable fold-up chair with wide wooden arms and cup holder I use to sit in the doorway when it's raining or anytime...so nice to watch ALL the nature! Also in the shed is a stereo, all paints leftover with the codes for the two site-built rooms, bird seed for the bird feeders, hummingbird nectar, 1 tall water pump for the emergency water stored in 4 olive barrels, 2 wine barrels and 1 very lrg rain barrel with spigot, extra parts for various items, box of extra solar light batteries, torches, extra ford hooks, mosquito dunks for turtle pond and for the tops of the olive barrels, food storage containers with food items and seeds, charcoal and lighter fluid for grill (included) 1 lrg plastic bin (empty) 2-cycle fuel and oil for brand new weed eater with booklet, tons of storage in the ceiling the way it was built, extension cords, tarps, yard sprayers, buckets, rakes and more prepping-too much to list- all clean, organized and neat.
The home has a 2-year-old warranted 30 yr shingled roof and 2 yr old 10 yr warranted 2 Ton Heat Pump that is very efficient so it's ready to go with no worries for many years to come!
There are many other upgrades to this home like all of the closet space was expanded in every closet with an additional shelf added and an extra clothing bar so all of the closets are two-tiered in every one, plus bars were installed in the gigantic laundry/office room which also comes with a new fire extinguisher installed on a mount by the back door. If you love nature, you will adore this home: There are lots of turtles in the yard, geese fly over squawking on their way to the river which you can walk to from house to go fishing or swimming, huge bald eagles live and fly through the yard to go into the woods, tons of birds: cardinals, woodpeckers-giant ones! :) hummingbirds, hawks and others, owls, rabbits, lots of chipmunks and squirrels. It's like a nature wonderland up on this mountain! Lol! :) You can also watch the moon rise up through the woods sitting on the super comfortable swing and the sunset from the driveway! I have to move to FL for my aging Mom and have lived here 20 years...would have stayed here forever if I didn't have to leave to take care of my Mom. Whoever gets this home will be a very lucky blessed person or family that could never acquire a home with this much already set up, the shape it is in (this is NOT a "fixer upper") with a fairly new upgraded shingle roof and heat pump-both warranted for a long time and the convenient, secluded and wonderful location in a great school district with great neighbors!! Impossible for all of that! My retired schoolteacher neighbor actually takes my grandchildren to the library on a regular basis, does art projects with them and loves helping them with their school work...she is a jewel! I am so sad to leave here, it's inexpressible! :(
The home is permanently placed on this gorgeous and special lot because of the site built rooms and the landscaping and the lot rent is $298 a month, waste management is included but the water and sewer is the owner's responsibility. There are no other fees like community fees or anything like that. The MH Community is currently selling mobile homes for way more than what I am asking that don't even come close in comparison to what you get or the amazing one-of-a-kind lot that this home is on!
Please call Tiffani for details and to view home at 205-810-8818. This is a deal of a lifetime and is now at this drastically reduced price of 45K OR best offer from bottom-line, what it is really worth! Cash-only and serious inquiries only please. Also, now, I may consider rent-to-own with a good down payment (and original message with amount have to put down as stated above) and, for that please message me on FB please (Lynn Curtiss Gibson-profile picture is King David's hand with his slingshot and rock and Goliath raging in the background) but, I would rather sell it outright for sure but to the right person or family. I can also send you videos of the outside and the inside of the home which hopefully will make the process easier. Message me on FB instant messenger please (cannot constantly check from these posts in these groups so will have to message me to receive a response) but, I would prefer any contact at all to first go to Tiffani at 205-810-8818...or if you see this ad elsewhere, you may call me at 205-910-5460 and leave a message- I WILL return your call (AFTER CALLING TIFFANI IF NEEDED) Thanks so much and I'm praying the right person/family acquires this wonderful safe and beautiful home.
